Bathroom remodel in Seattle
Primary baths, curbless showers, heated floors and the waterproofing nobody sees.

How we approach it
A bathroom is small but it is the most technical room in the house. Waterproofing, ventilation and slope decide whether it lasts twenty years or five. We design the room around how you use it, then build the parts behind the tile as carefully as the tile itself.
This is for you if
- You want a curbless or walk-in shower in place of a tub
- The fan does not clear the mirror and the ceiling shows it
- You are planning ahead for knees, kids or a parent moving in
- The primary bath is a 1980s leftover in an otherwise updated house
What you get in writing
- A layout drawing with fixture positions and clearances
- Tile, fixture and lighting selections on one board
- A waterproofing system specified by name in the scope
- Ventilation sized for the room and ducted outside
- A written, fixed-price scope before demolition
What moves the price
- Moving the toilet or shower drain
- Curbless shower and the floor work it needs
- Tile size and pattern
- Heated floor and towel warmer circuits
- Window or skylight changes
- Typical investment
- Sample range set by the owner, for example from $45,000 for a hall bath to $110,000+ for a primary suite
- Typical timeline
- Example: 3 to 4 weeks of design, 5 to 8 weeks of build
Sample project · WallingfordThe Wallingford primary bath The design phase took a few weeks longer than we hoped, but when demolition started we already knew every tile and every outlet. No surprises during the build.
Questions about bathroom remodels
How long will we be without the bathroom?
For a single-bath home we plan the order of work to keep a working toilet available, or arrange a rental. Your schedule states the days the room is out of use.
Is a curbless shower practical in an older house?
Often, yes, but it can mean lowering part of the subfloor. We check the framing during design and tell you before you commit.
