Design, a fixed price, then build

The most common remodel complaint is a price that keeps moving. Our process exists to stop that: nothing is demolished until you have signed one scope with one price.

  1. 01 · Week 1

    Discovery

A one-hour consultation at your home or the studio. We measure, look at what is behind the obvious (panel, framing, plumbing runs) and talk about budget openly.

In writing: A written summary: your goals, the constraints we found and a budget band. If we are not the right fit, we say so here.

  2. 02 · Week 1 to 2

    Design agreement

If you want to go ahead, you sign a design agreement with a fixed design fee. It is a separate step, so you are never committed to the build before you have seen the plan.

In writing: The design agreement, with its fee and what it covers.

  3. 03 · Weeks 2 to 6 (example)

    Design

Layout options, then one plan. Finish selections at the studio with real samples. Engineering and permit drawings where walls move.

In writing: Measured drawings, a finish board and an itemised selections list.

  4. 04 · Before demolition

    Scope and fixed price

Everything in the design becomes one scope: every line item, every allowance, one price. You read it at the studio with the person who will run the build.

In writing: The signed scope. This is the price you pay, unless you approve a written change.

  5. 05 · Your schedule

    Build

One crew lead on site daily. A weekly email with photos and the next two weeks. Changes, yours or ours, are written and priced before work on them begins.

In writing: Weekly updates and written change orders.

  6. 06 · Handover

    Walkthrough and warranty

We walk every room with you, finish the punch list and leave a care binder for finishes and appliances.

In writing: Warranty papers (term set by the owner) and the care binder.
