Whole-home remodel in Seattle
Several rooms planned as one project, one price and one schedule.

How we approach it
When the kitchen, baths and floors all need work, doing them in one planned project costs less disruption than three separate jobs. We map the whole house first, decide what stays, and build in a sequence that keeps you informed every week.
This is for you if
- You just bought an older home and want it right before you move in
- You have outgrown the layout but love the street
- Systems are tired: wiring, plumbing, insulation
- You want one point of contact instead of five trades
What you get in writing
- Existing-condition drawings of the whole house
- A phased plan with what happens in which order
- One crew lead and one project manager from start to finish
- A weekly written update with photos
- A written, fixed-price scope for each phase
What moves the price
- How many rooms and systems are included
- Structural changes and engineering
- Whether you live at home during the work
- Energy upgrades: insulation, windows, heat pump
- Lead-safe practices for homes built before 1978
- Typical investment
- Sample range set by the owner, for example from $250,000, priced per phase
- Typical timeline
- Example: 8 to 12 weeks of design, 5 to 9 months of build

Questions about whole-home remodels
Can we do it in phases?
Yes. Many clients design the whole house once and build it in two or three phases over a few years. The design phase makes sure phase one does not block phase two.
Do we need an architect as well?
For most remodels our design team draws the plans. For large additions or where the city requires it, we bring in a licensed architect and engineer and their fees appear in the scope.
